How Long Can I Expect My Roof to Last?

A properly maintained roof can last a long time. How long exactly will depend on a number of variables. Factors affecting the longevity of your roof will include: what model of roofing system you have, when your roof was installed, the quality and method of the installation at the time, whether there are any emissions from the building which could affect the surface materials, whether there is likely to be footfall on the roof, and whether maintenance of the roof has been carried out when required. All these factors are areas you can consider when deciding whether to have your roof replaced. These are also areas to consider when aiming to maintain the longevity of your current roof.

As an overview the expected longevity of some of the main models of roof are:


  • Flat Roofing (Felt, Fibreglass, EPDM): Old style felt roofs have a poor reputation but if you have a modern felt system installed, you can expect a lifespan in excess of thirty years. Fibreglass roofing is incredibly durable, which makes is perfect for areas where there is heavy footfall, such as on a roof terrace. Properly maintained, it is likely to last in excess of thirty years (possibly much more). Like felt and fibreglass, EPDM roofing is expected to last on average around 25 years, but could be as much as fifty with proper care and maintenance.

  • Pitched Roofing (Clay, Concrete and Slate): The most important benefit of a well-tiled roof is its longevity. The expected lifespan of a well-cared for clay tiled roof is around fifty years, but as you will know just from looking at old period buildings around the country, this can be much longer. There are tile roofs in Europe which have lasted centuries. A slate roof can last over 100 years and a concrete roof around 40-60 years.
