Tips For Maintaining Your Flat Roof
27/08/2014
Flat Roofs have a long lifespan, upwards of 30 years depending on the type of roof. However, like almost everything around the home, if they are not correctly maintained then they are more susceptible to damage in the future. It is not difficult to check and carry out regular maintenance on your roof and the more you do them the longer your roof will last.
The most common things that can go wrong with a flat roof are blistering, splitting and felt movement. Though all these potentially serious problems can be easily solved by following the following procedures:
- Keep them clean: They may not seem problematic, but leaves and dirt can be the cause of many problems with flat roofs. The longer they are there, the more damage they can cause to the roof so it is always a good idea to clean and remove them – trim nearby, overhanging trees if possible to reduce the build-up.
- Avoid walking on the roof: Walking on a flat roof can damage its slanting, which is used to help drain water and divert it towards guttering. If the slanting is damaged water will form puddles, called ponding, which will deteriorate the roof and can cause leaks.
- Clean the gutters: Gutters can easily get clogged up and blocked with leaves and other materials. If they get blocked then water cannot drain off the roof as easily, potentially draining into the brickwork and increasing the risk of damage to your home.
